What makes this hard

Advance rent distorts the books

A year taken up front is not a year of income. Recognising it in the month it lands overstates a good month and empties the next eleven.

The agent problem

Ghanaian renters expect to pay a middleman who adds nothing and disappears when something breaks.

Repairs arrive by phone call

A tenant rings, someone writes it on paper, and nobody can say later what was reported or when.

  • Advance and deposit kept apart

    Recorded as separate figures, totalled for the renter, and compared against the limit the Rent Act sets. One comes back at the end; the other does not, and the listing says which.

Worth knowing

What it does not do for residential rentals yet

  • Rent cannot be collected on-platform yet — payments are recorded and confirmed on both sides rather than taken by card or Mobile Money.
  • There is no automatic reminder by SMS; notifications are in-app and by email.
