Facilities & maintenance
A maintenance function rather than a request inbox: an asset register, planned upkeep on schedule, service levels that are measured, and statutory obligations that surface before they lapse.
What it does
Asset register
Plant and equipment recorded against buildings and units, with condition and criticality.
Planned maintenance
PPM schedules generate work orders on time rather than relying on someone's calendar.
Service levels
SLAs on response and resolution, with breaches recorded rather than quietly absorbed.
Statutory compliance
Obligations with due dates and owners, so a lapsed certificate is visible before it is a problem.
Contractors and jobs
Work assigned to contractors, quoted, and tracked to completion against the unit.
Incidents and QA
Incidents investigated and closed with an outcome; quality inspections recorded against the work.
How it works
The sequence an operator actually follows, not a feature list rearranged into steps.
- 1
Assets are registered against buildings and units.
- 2
PPM schedules and statutory items generate work when due.
- 3
Jobs are assigned, quoted and completed, with SLA timing measured.
- 4
Costs flow to the ledger and, in multi-tenant buildings, to the CAM pool.
What the database guarantees
These hold whether or not the interface remembers to check.
- Maintenance cost attaches to the unit it was spent on, so property-level profitability is real.
- SLA breaches are recorded, not overwritten by a later on-time job.
What it does not do yet
You will ask this in an evaluation, so here it is without being asked.
- No mobile app for contractors; they work through the web interface.
- No IoT or sensor integration for condition monitoring.
Works with
These share the same database, so nothing is re-keyed between them.
