Leases & tenancies

The tenancy as a living record rather than a signed PDF in a folder: rent schedules, renewals, escalations and lifecycle transitions, with agreements drafted for Ghanaian use from a clause library.

What it does

Ghana-specific agreements

Generated from a clause library written for Ghanaian tenancies, not an imported template with the country name changed.

Rent schedules

The schedule drives billing directly, so what the agreement says and what the tenant is charged cannot drift apart.

Renewals and escalations

Renewal terms and escalation rules are held on the tenancy and applied when they fall due.

Lifecycle transitions

Draft, active, ending, ended — each transition recorded with who made it and when.

Digital signature

Agreements are signed on-platform and the signature is recorded against the tenancy.

Deposit handling

The deposit is tracked as a liability, separate from rent, and its resolution at the end of the tenancy is recorded.

How it works

The sequence an operator actually follows, not a feature list rearranged into steps.

  1. 1

An application is accepted and becomes a tenancy.

  2. 2

An agreement is generated from the clause library and signed.

  3. 3

The rent schedule begins billing automatically.

  4. 4

Renewal, escalation or ending is applied as a recorded transition.

Enforced, not promised

What the database guarantees

These hold whether or not the interface remembers to check.

  • A tenancy's timeline is append-only — transitions are added, never rewritten.
  • Deposits are tracked separately from rent and never netted into income.
Worth knowing

What it does not do yet

You will ask this in an evaluation, so here it is without being asked.

  • AI-assisted drafting should be reviewed for unusual or high-value tenancies. It is a drafting aid, not counsel.
  • No integration with third-party e-signature providers; signing is in-platform.

Works with

These share the same database, so nothing is re-keyed between them.
