The system that runs the buildings.
Leases, a real double-entry ledger with Ghana VAT and withholding, receivables and arrears, maintenance and statutory compliance, procurement and owner statements — one database, cedi-first, built for how property actually works here.
Property managers are welcome. Estate agents are not. Domicium is for people who own or run buildings — including in-house and professional managers acting for verified owners. What is excluded is brokering: listing property you neither own nor manage. That is enforced by can_list() in the database, not by this paragraph.
The four questions you will ask in an evaluation
Answered here rather than in a follow-up call, because each one has a concrete answer.
A ledger that cannot be quietly edited
Every rent run, invoice and receipt posts to double-entry. Posted entries are append-only — a correction is a reversal and a repost, both visible. No batch posts unless debits equal credits.
Ghana VAT and withholding, computed not bolted on
Levies compute on the net and VAT on net plus levies, which is what produces the compounded effective rate. Cedi-first throughout, and original-currency values are never overwritten.
Maintenance tied to the units it bills
Planned upkeep, statutory checks, contractor jobs and procurement run against the same assets the ledger charges — so spend per unit is a fact, not a reconciliation exercise.
Permissions in the database, not the navigation
Every table carries row-level security. Hiding a button is not access control here, so what a role can reach does not depend on which screen they found.
Everything in one database
Not integrations between products. The lease that bills is the lease the ledger posts, against the unit maintenance is charged to.
Accounting & payments
One ledger. Every posting lands in it, and posted entries cannot be edited.
Property operations
Leases, maintenance and procurement, against the same units the ledger bills.
Growth & delivery
The work before a unit is let, and the work of building it.
Trust & governance
Enforced in the database, not by hiding menu items.
Who runs Domicium
And a letting channel attached to it
Most operations systems stop at the door. Domicium’s vacant units publish straight to a marketplace renters already search — no re-keying a listing into a portal, and the enquiry lands in the same system the tenancy will live in.
- Publish a vacancy from the unit record, not a separate listing tool
- Verified renters enquire directly — no agent commission on either side
- Viewings, enquiries and the eventual tenancy stay on one record
- Verification tier drives search ranking, so a well-run portfolio ranks
Worth knowing before you commit
- Online card and Mobile Money collection is not live yet — payments are recorded and confirmed, not taken on-platform.
- There is no supplier self-service portal; vendors are managed from inside Domicium.
- No live bank feeds. Reconciliation works from statements you import.
- No direct filing to the GRA. VAT and withholding are computed and reportable, not submitted for you.
Bring the portfolio across
Start with one building and the ledger behind it. Nothing here needs a migration project to be useful in week one.
