When a check lapses
Identity does not go stale. A building does. Inspections carry a date done and a date they stop counting.
How long each inspection stands
Each inspection carries the date it was carried out and the date it stops counting. Where a record sets its own expiry, that is used; otherwise the period below applies from the date of the check.
- Documents reviewed — 365 days
- Live video walkthrough — 180 days
- Physical inspection — 365 days
The video period is the shortest because a guided walkthrough is the most dependent on how the property looked on the day it was filmed.
Why identity is treated differently
An identity document does not change, so identity does not lapse on its own. A building does: tenants move in, works are done, and a gold inspection from two years ago says nothing about today.
Showing an old check as though it were current is a quieter version of showing one that never happened.
What an expired check looks like
The check stays in the list and is marked as due to be redone. It is not removed, and it is not quietly counted as passed.
The summary line at the top of the panel counts only the checks that stand right now, so an expired inspection reduces it.
Getting a check redone
Submit a fresh verification request for the property. A new inspection produces a new record with its own dates.
There is no automatic renewal and no reminder that fires on your behalf today. If your listing depends on an inspection, watch its date.
