What Domicium is, and what agent-free means
A rental platform where only landlords, owners and authorised managers can list — and where the trust claims are enforced by the database rather than asserted in copy.
The short version
Domicium is a place to rent a home in Ghana directly from the person who owns it, or from a manager that owner has authorised. There is no estate agent in between, and there is no way for one to become the person you deal with.
The other half of the idea is that a claim on this site should be checkable. A badge on a listing corresponds to evidence held on the account behind it. Where a check has not been done, the listing says it has not been done rather than letting the badge imply it.
Who is allowed to list
Three roles can create a property: landlord, property owner and property manager. That is not a rule the interface applies by hiding a button. It is a database function, can_list(), which every insert on a property or a listing is checked against, and which also refuses a suspended account.
- Landlord — lets a property they own.
- Property owner — owns property, may let it or have it managed.
- Property manager — manages on behalf of owners they are authorised for.
Estate agent is not an option at sign-up and not a role in the database. If someone you meet through Domicium asks you for a viewing fee or a commission to see a home, that is outside how the platform works. Raise a complaint from your dashboard.
What can appear in public search
Two conditions, both required. The listing has to be active, and the property has to be verified to bronze or above. An unverified property is not searchable and not readable by a visitor, even if its listing is live.
Bronze is the floor because bronze is the first tier that needs evidence — an identity document checked against a person. Below that there is nothing to stand behind the word verified.
What Domicium does not do
Being straight about the gaps is what makes the rest worth believing. As things stand today:
- It does not decide the law. On rent advance it tells you what the Rent Act 1963 (Act 220) says and points you to the Rent Control Department; it does not rule on your tenancy.
- Online card and mobile-money payment is not switched on. Payments are recorded, not collected, until that changes.
- There is no viewing calendar in the interface. Viewings are arranged by messaging the landlord.
- Text-message alerts are not configured. Notifications reach you in the app, and by email where email is set up.
