Serviced & Short-Let

Furnished stock let for weeks rather than years, where the cleaning and the linen are part of the product and the unit turns over constantly.

All portfolio types

Owners of serviced apartments and short-stay units.

What makes this hard

Turnover is the operation

Every departure is a clean, an inspection and a reset before the next arrival.

Pricing is not annual

The rate is nightly or weekly and moves with demand, which most property systems cannot express.

What Domicium does about it

  • Short-let as its own property type

Distinct from residential in the record and in search, so a month-long stay is not treated as a tenancy.

    Leases & Tenancies
  • Turnover work orders

Cleaning and inspection raised as work orders against the unit and assigned to approved contractors.

    Facilities & Maintenance
  • Income posted per unit

Whatever the stay length, the income lands against the unit that earned it.

The screens you would live in

Captured from the running product, not drawn. Every figure came out of the database through the same code a customer uses.

Worth knowing

What it does not do for serviced & short-let yet

  • There is no nightly rate model — payment frequency runs monthly and longer, so a nightly rate has to be expressed as a monthly equivalent.
  • No channel-manager integration with booking sites.
  • No calendar or availability grid.

Run serviced & short-let on Domicium

Start with one property and the ledger behind it. Nothing here needs a migration project to be useful in week one.
