The sequence

A report is triaged, approved or rejected, then assigned to a contractor. Contractors can be offered a job and accept or decline it. Quotes are submitted against the request and approved or rejected.

A job is created from the accepted work, moves through in progress, and is completed. The tenant can confirm completion on their side.

Triage suggestions are advisory

Where AI triage is configured, it proposes a category, an urgency and any immediate safety steps. A person decides what actually happens.

If the model's response cannot be parsed or fails validation, no triage is produced at all. There is no fallback of medium urgency and general trade, because a fabricated classification looks like an answer while a missing one gets a human's attention.

Cost attaches to the property

When a job is marked completed, the cost posts to the ledger from the linked quote, or from the latest approved quote for the request. It debits repairs and maintenance and credits trade payables, carrying the property and the contractor on both lines.

This is what makes property-level profitability real. The spend is attributed as it happens rather than allocated at period end.

No approved quote amount means no posting. A job completed without a costed quote leaves nothing in the books, so record the quote before you close the work.

Checking the work

Quality inspections can be recorded against the work, with checklist items and a result. Where work fails, a non-conformance is raised and sent back to the responsible contractor; a passed reinspection closes it.

What is not available

There is no mobile app for contractors. They work through the web interface. There is no sensor or IoT integration, so condition information is what people record.
