Property managers are welcome; estate agents are not
In Ghana the words are used interchangeably. On Domicium they are not. Here is the line, and where a legitimate manager stands.
Two different jobs, one word
Ghanaian usage treats "agent" as a single word covering two very different people. One holds a written mandate to run a property on behalf of an owner: collecting rent, arranging repairs, dealing with tenants, answerable to the owner. The other neither owns nor manages anything — they stand between a tenant and a landlord, take a fee for the introduction, and disappear.
Domicium welcomes the first and excludes the second. The property_manager role exists precisely so that in-house and professional managers have a legitimate place here.
What makes you a manager rather than a broker
The distinction is authority. A manager acts for a named owner under an arrangement that can be evidenced. A broker acts for whoever is in front of them.
- You hold written authority from the owner to let and manage the property
- The owner is a real, identifiable person or company, and can be verified
- Rent is accounted for to that owner, not kept as your own income
- You are answerable for repairs, not only for the introduction
What the platform checks
Silver verification requires a bank account matched to the verified name on the Ghana Card. That is the check written into the tier rules as the one an agent cannot pass: rent for several different landlords arriving in one personal account is the strongest signal there is that nobody in the chain owns anything.
A legitimate manager passes it in the ordinary way, because the account holder and the verified person are the same. Client money arrangements between you and your owners are yours to run; what the platform confirms is that the person the account belongs to is the person we have checked.
Managing a property owned by someone else
The properties table carries a managed_by field naming one authorised manager. A manager named there has the same visibility and editing rights over the property as its owner, and may submit a verification request for it.
There is no screen yet for an owner to appoint a manager, so managed_by is not something you can set yourself today. In practice, a manager who creates a listing is currently recorded as the owner of that property record. If you manage for owners and need the records to reflect that, write to info@domicium.com and say so before you list.
This is a known gap rather than a policy. The database supports the relationship; the appointment flow is not built.
If you are reported as an agent
"Agent posing as a landlord" is a complaint category in its own right, with a one working day response target. A report is not a finding. It goes to a support officer, it has a written case history, and you are told about it when staff disclose the case to you, at which point you can answer it.
Nothing about your account changes because a report was filed. Any consequence needs a person, a decision and a written reason.
