Creating a listing

What to have ready, what the form asks for, and what happens the moment you submit.

Before you start

Gather the details first. The form will not let you save a partial listing and come back to it, so it is quicker to have everything to hand.

  • Photographs of this property — up to eight, taken by you, not used on any other listing
  • Region, city and neighbourhood, and the Ghana Post GPS address if you have it
  • Rent in cedis, and the period it covers
  • Months of advance and months of refundable deposit, as separate figures
  • Bedrooms, bathrooms, parking spaces
  • Water reliability and whether the meter is prepaid, postpaid or shared
  • The date the property is available from

Filling in the form

Go to your landlord dashboard and choose to create a listing. The page checks your role before it loads: an account that cannot list is sent away rather than being allowed to fill in a form that would fail.

  1. 1Give the property a title that matches the record. If the title says two bedrooms, the bedroom count must be two.
  2. 2Choose the property type. Retail space is retail, not office — renters filter on this.
  3. 3Enter the location. Region, city and area are all required.
  4. 4Set the rent, the billing period, and the advance and deposit in months.
  5. 5Add amenities, house rules, water and electricity details.
  6. 6Write the description, or generate a draft and then edit it. A generated draft is a starting point, not a statement of fact — you are responsible for what it says.
  7. 7Upload your photographs. The first one becomes the cover image.
  8. 8Submit.

What happens on submit

The property record and the listing are created together, your photographs are uploaded to a private storage bucket, and the listing is saved with the status pending_review. The creation is written to the audit log.

Pending review means exactly that. It is not visible in search, not in the sitemap, and not reachable by URL. A member of Domicium staff has to approve it before it becomes active, and being active is still not the same as being public.

The AI rent suggestion is an estimate from a simple model of type, bedrooms and region. It is not a valuation and nobody at Domicium has seen your property when it is produced.
