Renewing a tenancy
The landlord proposes new terms, the tenant accepts or declines, and the tenancy record moves.
The landlord proposes
A renewal is proposed with a new rent and a term in months. The current rent and current end date are recorded alongside it, so the change is visible rather than implied.
The dates are computed
The new term starts the day after the current one ends, and the new end date follows from the term length. Neither is typed by hand.
Only the tenant responds
The tenant accepts or declines, and only while the proposal is open. Accepting updates the rent and the end date on the tenancy and records the renewal on the tenancy timeline.
Accepting does not reissue the agreement
The signed agreement still contains the old rent. The platform will flag the divergence between the agreement and the tenancy record, but it will not rewrite a signed document.
Ask for a fresh agreement to be composed and signed for the new term.
Escalation rules that apply automatically on a schedule exist for commercial leases, not residential tenancies. A residential rent change goes through a renewal that the tenant accepts.
