The headline rent is the least useful number. Filter on the total you need to find, and on the months of advance you are willing to pay.

Two filters most renters want first

Total move-in budget sets a ceiling on the whole sum you have to find on day one, not on the monthly rent. It compares against advance plus deposit plus any fees.

Maximum months of advance filters on the term itself. If six months is your limit, set it and the twelve-month listings drop out.

Cheapest to move in

The cheapest to move in sort orders results by that same total. A cheaper monthly rent with a twelve-month advance can cost far more to enter than a dearer one asking three, and this is the sort that shows it.

Rent is compared per month, always

Listings quote rent monthly, quarterly, every six months, annually or every two years. Every price filter and every price sort converts to a monthly figure before comparing.

This is not a detail. Comparing the raw numbers once meant a GHS 30,000 per year flat was filtered out of a search for under GHS 5,000 while a GHS 4,500 per month one stayed in — hiding the cheaper home and keeping the dearer.

Short-lets are the one place to be careful. There is no nightly billing period in the data, so a short-let carries a monthly figure and should not be read as a nightly rate. Ask the lister what the actual rate is.
